TPO Roofing as a Solution for a Flat Roof

If you have a predominantly flat roof, you need to know about TPO roofing. TPO is a chemical acronym for ThermoPlastic-Olefin. Basically, it’s a somewhat stiff, white plastic that is rubber-like. It’s been around longer than you think (roughly 20 years) and in the genre of roofing is known as “single-ply”. The first single-ply product was EPDM, and then PVC which came about several decades ago. For most applications, TPO became the go to product and most all single-ply installations are now constructed using TPO. TPO is great because it comes in many colors. Especially white which is the most …

Roof Inspection Time is Now

Fall is here and winter is on the way. In SoCal – especially over the past few years – this has not really meant much difference as far as the weather goes, but it is still an important time to have your roof inspection done. While your roof is one of your building’s most valuable assets, it is also one of the most vulnerable parts of your home or office. You don’t want a leaky roof when the rains come. Believe me. When you wait to phone a roofer after a few inches of rain and the pitter-patter of raindrops …

Is roofing ventilation and insulation worth the money?

As a fourth third generation roofer, I’ve seen just about every possible roofing, insulation and ventilation scenario there is.  My last segment talked about ultra reflective roofs, but I consider ventilation and insulation just as important and much more so depending upon your situation. Ventilation: Ventilation is important in hot climates because it can reduce transmitted heat to the dwelling.  In colder, wet climates, where this is not important, it still has some importance insofar as removing moisture from an attic, but has little to no value heat-wise. Since I operate in SoCal, we’re chiefly concerned about heat and I …

It’s Important to Understand Roofing Materials When Choosing A Roof

If you are going to be choosing a roof anytime in the near future, this article is for you. Other than choosing a reputable, licensed and insured roofer the most important factor in having a roof installed is to understand roofing materials. The roofing materials from which your roof is made are incredibly important. Understand, that even in mild SoCal, your roof will bear the “brunt of nature’s wrath”. While we don’ t have much hail, sleet, never any snow or freezing temperatures, the blistering sunlight can be the biggest problem for your roof. That and rain are the forces …

Do Ultra Reflective Roofs Really Lower the Temperature in my Home?

Reflective roofs are often chosen to lower the temperature of a home or office building. Particularly in the Los Angeles basin, everyone is trying to figure out how to save money on cooling bills. I have seen this debated just about everywhere and very often.  I am asked this question virtually weekly. In SoCal, we have a unique combination of architecture and sunny days which conspire to make some homes unbearably hot during the summer. This may not be a major issue in someplace like Seattle, but around here – it’s the topic de jour.  In some cases, the thermal …

How Long Does a Roof Repair take?

Roof Repair in the Los Angeles area is typically a simple job – which is rarely needed – due to the mellow weather in the area. In the past year there have been a few wind storms through Pasadena, ripping up roofs. But this is the exception, not the rule… Repairing a typical roof leak can take as little as thirty minutes.  Roof maintenance usually takes at least an hour or so, and can include things such as: re-sealing all vent pipes, cleaning out gutters, removing any debris, clearing away tree branches and checking roof for random penetrations, cracks, damage, …

NEW FLAT ROOF TECHNOLOGY

All the Los Angeles cities have flat roofs, from Silverlake to Beverlywood and Malibu. Flat roofing is an often misunderstood area, perhaps because most people never see a flat roof and always see slanted roofs with tile or shingles. The two most commonly used and least expensive flat roof types are known as torchdown and hot tar. At J&J Roofing, while we’re always looking for new technology, we do not make our clients guinea pigs.  However, GACO Roof Products, which has been around since the 50s, has a product that we’re warming up to. The short story is that it’s …

(More About) How Long Will My Slate or Tile Roof Last?

In my last blog I was discussing this prevalent question about the longevity of a new tile or slate roof. Below you will see a picture of a new Spanish tile roof such that is sold at Burbank Roofing Supply, where contractors buy our materials. Slate is a natural product. Some manufacturer’s make a smooth surfaced “slate” look (versus a rougher shake look) but it is just concrete or sometimes other man-made materials. Slate is completely different in look and feel and cost to a man-made slate imitation product. Slate will be similar to one piece tile. (See my last …

How Long Will My New Slate Tile Roof Last?

While there are many homes throughout Southern California with tile and slate roofs, I was recently in Pasadena when a client asked me “How long will my roof last?”  I decided that I should answer this roofing question thoroughly. My home in Altadena has a tile roof, as well. Slate tile roof underlayment First, one must understand that in addition to slate or tile, a “felt” is installed on this type of new roof. A “felt” is a fiber mat impregnated with asphalt and is used beneath roofing materials to provide protection for the wood deck the roofing materials are …

How long will a new roof last?

I recently visited a Silver Lake roofing client, who wanted to know how long a new roof will last. His sister had a new roof installed in her Los Feliz home and was wondering why she had to replace her roof and now it seemed he needed a new roof too. I thought that it would be of interest here to offer an understanding to this question. A shingle roof generally lasts twenty to fifty years. This covers a number of types of material including composition shingle, asphalt shingle, dimensional shingle, 3-tab shingle and more. Shingles come in four major …
